Touchdown! Las Vegas Landlords Scored Big During the Super Bowl

Super Bowl LVII was the most-watched of all time, with an average of 123.4 million viewers tuning in to watch the Kansas City Chiefs face off against the Philadelphia Eagles at Allegiant Stadium in Las Vegas. Of course, it didn’t hurt that pop superstar Taylor Swift was in town and in attendance. For those who got to catch the big game in person, it was one of the priciest ever, with an average ticket price of $8,600 and a tray of nachos that rang up to $60. Following suit, just about every short-term rental in the Las Vegas area saw bookings and rates skyrocket.

For instance, Bryan Ercolano, CEO and founder of TurnKey Pads, a high-end vacation rental service, told The Wall Street Journal that, with the increase in demand for a place to stay, rates for the company’s units clocked in at around $30,000 a night. Typically, nightly rates for the same type of TurnKey units—usually four- to six-bedroom properties surrounding the Strip—would cost anywhere from $2,000 to $20,000 per night.

At the start of this year, there were more than 6,600 single-family residences in the Las Vegas area that could be rented for as much as $427 per night, according to new data from AirDNA. The analytics firm also found that the Las Vegas area had over 6,300 entire apartment and condo units available in that same period, with average daily rates of $284 per night. During the Super Bowl, average rental costs jumped to $365, a 19 percent price increase compared to the weekend prior. However, out-of-towners weren’t saving much. Hotel prices, by comparison, were roughly $380, according to travel platform Hopper.

As a whole, the Super Bowl generated a $5.73 million boost in revenue for the short-term rental market, the WSJ reported. Hosts raked in $4.82 million from additional nights being booked and a hefty $908,780 from being able to charge higher rates due to demand. “The Super Bowl’s revenue is a smash success,” AirDNA economist Bram Gallagher told the newspaper.

Swift, who was in attendance and cheering on her tight-end boyfriend Travis Kelce, had a similar impact on the local economy when she touched down in Sin City for the Eras Tour back in March. The two-night concert brought in $1.6 million in short-term rental revenue for Las Vegas, while rates for March 24th and 25th increased to $316, a 10 percent uptick from the weekend before. “She has a very large-measure short-term rental effect wherever she goes,” Gallagher added.

A Wealthy British Entrepreneur Flips Steve Wynn’s Former Las Vegas Mansion Back Up for Sale

Less than two years after he paid Steve Wynn $17.5 million for his palatial Las Vegas residence, British businessman and investor Simon Dolan is ready to let it go, this time with a hefty $24.5 million ask. And though there probably aren’t any priceless Matisse and Picasso paintings remaining from the avid art collector’s nearly four-year stay in the luxe European-style digs, there definitely are plenty of casino tycoon-worthy amenities—a crystal-accented staircase, plush movie theater and lift-equipped garage that can accommodate up to six vehicles, just to name a few.

Custom-built in 2001—and sited in the exclusive guard-gated Country Club Hills development within the Summerlin planned community, about 12 miles west of the Strip—the golden-hued stucco and terracotta roof structure is nestled on almost 1.5 acres overlooking the TPC Summerlin golf course, and tucked away behind walls and its own set of gates.

The golden-hued home is fronted by a spacious motorcourt.

Inside, six en-suite bedrooms and 11 baths are sprawled across 15,000 square feet of two-level living space that reportedly underwent a $16 million remodel during Wynn’s tenure in collaboration with noted designer Todd-Avery Lenahan. Think marble floors and pillars, walls sheathed in mohair and silk, bespoke carpets, automated draperies and designer light fixtures, plus high-tech security, fire-suppression and smart-home systems.

Other highlights include a double-height entry foyer displaying the aforementioned crystal staircase, along with a formal living room, two offices topped by custom backlit ceilings and a fireside family room sporting a climate-controlled wine cellar. A formal dining area leads to the gourmet kitchen, which comes complete with walnut cabinetry, an eat-in island, top-tier stainless appliances and an accompanying breakfast room.

The family room has a decorative fireplace and access to a climate-controlled wine cellar.

Elsewhere is the movie theater, a library and duo of fully equipped gyms, as well as a posh master retreat boasting dual showroom-style closets and luxe baths; and outdoors, the manicured grounds host a garden bolstered by a tiered fountain and nearby gazebo, sundeck-encased pool and spa, and sport court, plus ample spots for al fresco lounging and entertaining amid the picturesque golf course and mountain vistas.

A self-made millionaire who amassed his fortune through accountancy services, Dolan also has dabbled in the motor racing and aviation industries, and made headlines back in 2020 when he challenged the U.K. government in court over the country’s pandemic lockdowns. Wynn, meanwhile, resigned as chairman and CEO of Wynn Resorts in 2018 after allegations of sexual misconduct. Between them, they lay claim to several multimillion-dollar homes, with Dolan owning an estate on the Caribbean island of Mustique that once belonged to David Bowie, and Wynn maintaining several residences spanning from New York City to Beverly Hills, the latter of which is currently on the market for a whopping $75 million.

Kyle Dean Massey and Taylor Frey are Seeking $4 Million for Their Glitzy Las Vegas Mansion

Now that they’re planning to relocate across the pond to London, Kyle Dean Massey and Taylor Frey’s stylish mansion in the affluent Spanish Hills community of Las Vegas has unsurprisingly popped up for sale.

The married acting duo—Massey best known for his work on Broadway in Pippin and Wicked, and Frey who penned and is set to star alongside Kyle Richards and Rick Cosnett in the upcoming film The Holiday Exchange—are asking just under $4 million for the sprawling ranch-style home they picked up for $1.5 million a little over two years ago, back in spring 2021.

Originally built in 2002, but since extensively renovated and customized to suit the couple’s personal tastes, the white stucco and terra-cotta-roof structure rests on one-third of an acre, within an exclusive guard-gated community that also has been home to Nicolas Cage and Mötley Crüe’s Vince Neil through the years. Inside, five bedrooms and three baths are filtered across 6,000 square feet of single-level living space accented throughout with gleaming marble floors, high ceilings, designer lighting, and Versace, Roberto Cavalli and Phillip Jeffries wallpaper treatments.

A formal living room just off the foyer has a marble fireplace and more than enough space to put a grand piano.

    John Martorano

Glassy double front doors open into a soaring foyer, which flows to a formal living room boasting a fireplace and plenty of room for a grand piano. Other highlights include an office space warmed by a fireplace and secluded by a curving floor-to-ceiling wall of glass with automated curtains, and an open-concept great room holding a fireside family room that connects to a gourmet kitchen outfitted with custom cabinetry, quartz countertops, dual islands, a swath of top-tier stainless appliances and an accompanying breakfast nook.

A massive primary bedroom has French doors that open directly to the pool and spa area.

    John Martorano

Sequestered in one of two bedroom wings by itself is a luxe master retreat, which comes complete with yet another fireplace, a sitting area, spacious walk-in closets, and a spa-inspired bath spotlighted by a steam shower and round soaking tub resting on a bed of lava rock.

French doors lead to the resort-like backyard, which is laced with fruit trees, and hosts a pool with a cascading waterfall and spa, as well as several spots ideal for al fresco lounging and entertaining. There’s also an attached four-car garage sporting an EV charger.

The listing is held by Avi Dan-Goor of Douglas Elliman.

KISS It Goodbye: Gene Simmons Lists His Contemporary Las Vegas Home for $15 Million

Earlier this year, KISS rocker Gene Simmons bet big on Las Vegas and dropped $10.8 million on a home there. Now he’s cashing out.

The musician and his family spent very little time at the luxe digs, according to The Wall Street Journal, because the weather in Sin City was too warm for their liking. So the 11,000-square-foot home is up for grabs once again—yours if you’ve got a spare $15 million.

It’s a sprawling mansion located in Ascaya, a tony community close to the buzzy Vegas Strip. Visitors enter via the private courtyard and walk through the “floating” pathway, which sits atop a koi pond. Spending time inside isn’t too different from lounging out-of-doors, as many of the living areas have massive glass walls that merge interior and exterior lifestyles.

The home has six bedrooms and eight bathrooms, so there’s certainly room for another family to move in here. Naturally, since it’s in such a big party town, there’s entertaining space aplenty too. Downstairs there’s an 11-seat theater, a bar area and a 1,200-gallon saltwater aquarium. The infinity pool outside is another great perk for those who want to bring guests around.

One of the listing’s most unexpected aspects is its garden. Simmons bought another, smaller piece of land to add on to the nearly-one-acre parcel and quickly had 130 trees added to the area. This all happened over the course of two days, so the next owner won’t have to fuss over landscaping.

Simmons has made quite a few real-estate moves this year. He sold his family home in Benedict Canyon in Los Angeles for $16 million after first asking for $22 million in October and then relisting it at $25 million in April. The rocker also just closed on a different residence in the City of Angels: a contemporary build in Beverly Hills that was last listed with Compass agent Tomer Fridman for $11.5 million.

Simmons isn’t leaving Vegas forever: KISS is returning for a 12-show residency this December, which will run through February. Ironically, it’s touring that prevented the singer from putting down roots in his Sin City digs in the first place.
The home is co-listed with Evangelina Duke-Petroni and Ivan Sher of Berkshire Hathaway HomeServices Nevada Properties. Check out more photos below:
