Sandra Bullock might be back in witchy mode filming Practical Magic 2 with Nicole Kidman, but behind the scenes, she’s been conjuring up something even more impressive: one of Hollywood’s smartest and biggest real estate portfolios.
Of course, Bullock has the résumé—and paychecks—to back it up. With box-office juggernauts like Speed, The Blind Side, and Gravity, she became one of the most bankable stars of the last three decades, reportedly pulling in $20 million per film at her peak and up to $75 million in backend deals. That financial firepower, combined with a self-proclaimed love of design and architecture, made real estate a natural move. “Since being an actress was not something I thought I would be allowed to do past a certain time, every penny I made I would invest into real estate,” she told Architectural Digest in 2023.
Over the past few decades, the A-lister, whose net worth is reportedly estimated at around $250 million, has quietly and purposefully scooped up homes across the country, transforming her rom-com paychecks into a high-end collection of private compounds, historic estates, and under-the-radar investments. At its peak, her portfolio comprised at least 17 properties.
She’s sold off a few gems in recent years—including a pair of luxe units at West Hollywood’s star-packed Sierra Towers and a breezy beachfront escape on Georgia’s Tybee Island—but the bulk of her holdings remain seriously impressive: a massive spread in Beverly Hills, two beachfront houses in Malibu, a Gothic Victorian in New Orleans, a historic townhouse in New York City, and a multi-property stronghold in Austin.
Here’s a closer look at the homes that make up Bullock’s low-key but high-value real estate empire.
New York City

That same year, she starred in 28 Days and was fresh off the success of Miss Congeniality, which would go on to become one of the most iconic rom-coms of the early 2000s.
Known as the James S. Rossant House, the circa-1830s brownstone has lived many lives: It was originally one of seven elegant townhomes developed by bookbinder-turned-real-estate mogul Charles Starr, and over the next century and a half, it evolved from a genteel boarding house (home to music teachers and professors) to a raucous rooming house.
By the 1970s, it was restored by celebrated architect and urban planner James Rossant and his wife, cookbook author Collette Rossant. They turned the upper floors back into a single-family residence and hosted French cooking classes for children in the kitchen. Bullock, who has a passion for design and preservation, purchased the historic home after the Rossants moved to France. True to form, she’s kept a low profile about the purchase.
Austin

Over the years, the Oscar-winning actress has quietly amassed a diversified portfolio of properties throughout the Texas capital, from residential hideaways in the affluent Westlake area to commercial buildings on buzzy West 6th Street. All told, she owns several million dollars’ worth of residential, investment, and commercial properties throughout the city.
She picked up her first ATX property back in 2000—a charming four-bedroom home in the Scenic Bluff area. From there, her Lonestar holdings just grew and grew and grew to include a 6,000-square-foot estate on North River Hills, several parcels near the Colorado River, and a commercial building in West Lake Hills. There’s even a yoga studio. One of her more unexpected holdings, however, is Walton’s Fancy & Staple. Back in 2009, around the time she was starring in The Blind Side, Bullock restored a historic 1800s brick building in the heart of town and turned it into a charming bakery, café, florist, and general store rolled into one.
New Orleans
Image Credit: Google Earth In 2009, during the same period of time she was growing her portfolio across Austin, the actress dropped $2.25 million on a circa 1876 Gothic Victorian stunner in the historic Garden District of New Orleans. The three-story mansion, known as both the Koch-Mays House and Freret’s Folly, stands out with its Swiss chalet-style architecture, hand-carved gingerbread trim, soaring finials, and dramatic wrought-iron detailing.
Set behind a lush wall of trees, the 6,600-square-foot confection has five bedrooms, four and a half bathrooms, and no shortage of old-world charm. Think high ceilings, heavy moldings, and all the moody grandeur you’d expect from a Southern Gothic novel.
Her ties to New Orleans go far beyond real estate: she adopted her son, Louis, from the city in 2010, and her daughter, Laila, was also born in Louisiana.
Beverly Hills
Image Credit: Google Earth After her very public split from ex-husband Jesse James in 2010, Bullock made a real estate power move—picking up a legendary $16.2 million estate in Beverly Hills that had previously been owned by Marlo Thomas, David Geffen, and Hard Rock Café co-founder Peter Morton. Tucked behind gates and completely out of view from the street, the stately 8,100-square-foot traditional home sits on over four acres and comes with serious old-school glamour: sweeping city-to-ocean views, a paneled formal dining room, a 35mm screening room, and a pool area that screams classic Hollywood. A recent addition is a pickleball court. It was here, in 2014, that a stalker broke into the home while she was present. She remained safe; the intruder was arrested and, in 2017, died by suicide after an hours-long standoff with law enforcement.
A decade later, in 2021, Bullock doubled down on the 90210 with the addition of a sleek, single-story mid-century bungalow nearby, this one much more low-key but no less chic. Bought for $2.7 million, the 2,800-square-foot home features three bedrooms, skylights, a waterfall-fed pool, and French doors that open to a sun-soaked patio. Think of it as the breezy, modern little sister to her grand estate up the hill.
Malibu
Image Credit: Google Earth In 2018, Bullock was coming off the success of Ocean’s 8 and scooped up a dreamy $8.5 million stilted contemporary beach house in the ultra-exclusive, guard-gated Malibu Cove Colony. The four-bedroom, four-bathroom getaway spans nearly 3,700 square feet and serves up panoramic ocean views via floor-to-ceiling windows, numerous skylights, and multiple terraces.
Two years later, Bullock shelled out $5.3 million for a second beachfront residence, a charming mint-green cottage just down the street. At 1,300 square feet, it’s much smaller, but it’s also packed with personality: exposed beam ceilings, a cozy brick fireplace, a chef-worthy kitchen, and a private courtyard with a fire pit, bar seating, and direct beach access. She’s since turned the property into a high-end rental, reportedly fetching up to $30,000 a month.
