    A Hotelier’s $20 Million 165-Acre Estate in New York’s Hudson Valley Has a Regulation Polo Field

    This estate in New York’s Hudson Valley is on a mission to prove you really can have it all. Can’t decide between a fancy designer-built mansion with an eye-catching infinity pool or a bucolic equestrian ranch sporting stables and a regulation-size polo field? The 165-acre property has both, plus a supremely private and scenic locale with easy access to the nearby villages of Amenia, Millbrook, and Wassaic. 

    Records show the current owner is hotelier, real estate investor, and avid polo player Philip Mactaggart, who operates Resident Hotels throughout the United Kingdom as part of Mactaggart Family & Partners. He acquired the vacant plot of land in 2014 for $3.5 million and then enlisted Resolution: 4 Architecture to build a modern five-bedroom, eight-bath vacation home that was completed in 2019. Now he’s hoisting the entire spread up for sale with a substantial jump in price, asking $20 million. Noble Black and Maria Mendelsohn of Douglas Elliman share the listing.

    Dual wings separated by a pivoting glass door in the entry foyer flow to 7,500 square feet of two-level living space showcased by a combined living and dining area featuring a raised-hearth fireplace embedded in black steel and a library wall with a rolling ladder and hidden bar. Seventy-foot walls of glass overlook rolling meadows planted with native species and the Taconic Mountains in the distance.

    Other highlights include a sleek all-white kitchen outfitted with an eat-in island and a large butler’s pantry; an intimate fireside media room that opens to a private office via a sliding barn door clad in brass sequins; and the inviting primary retreat, which boasts a fireplace, a meditation room, and dual dressing rooms and baths. Elsewhere are a mirrored gym, a wine cellar, and a breezeway leading to a trellis-shaded roof deck with its own bar, dining space, and lounge warmed by a fireplace.

    Equestrian facilities were a must for the property’s owner, who is an avid polo player.

    Created by landscape architect Wagner Hodgson, the picturesque grounds host a vanishing-edge pool and spa that adjoins a wooden sunbathing deck, a spacious open-air cabana holding a kitchen, a lounge, a powder room, and an adjacent alfresco dining terrace. Also on tap is a croquet court, along with horse-centric amenities encompassing two barns with 48 stalls and paddocks, four fenced pastures, and a polo field.

    Rounding it all out is a three-car garage flanked by a Belgian block motor court lined with trees and moss, as well as a pair of staff cottages—one with three bedrooms and the other with two.

      Ralph Lauren Opened Fashion Week at This $15.3 Million Equestrian Compound in the Hamptons

      Ralph Lauren could’ve gone just about anywhere to present his spring 2025 collection during New York Fashion Week, but the fashion designer opted for an enclave he knows well—the Hamptons. 

      Last week, Khalily Stables, a sprawling equestrian compound in Bridgehampton, served as the catwalk for Lauren’s latest designs, and now the 19-acre farm has been hoisted onto the market for a cool $15.25 million. Formerly known as Campbell Stables, the palatial property at 6 West Pond Drive was originally listed in 2017 for a whopping $40 million, nearly three times the amount of the current asking price. It was later snapped up in 2021 at a steeply discounted $14 million, The New York Post reported. 

      The grounds comprise 15 grass paddocks and two state-of-the-art barns with a total of 27 stalls.

      Behind its entrance gates and tree-lined drive, the stately spread encompasses two barns with a total of 27 horse stalls, 15 grass paddocks, two riding arenas, a pair of grand-prix grass riding fields, and one large indoor arena with a viewing area. The main barn features 18 stalls, while the smaller holds the other nine. Also included is a one-bedroom, one-bathroom apartment with a fully equipped chef’s kitchen, in addition to a two-bedroom, one-bath home and on-site office for staff. 

      The comfortably appointed compound includes an office and residences for staff.

      “I’m proud to have helped bring together an iconic brand with a world-class equestrian stable for such an extraordinary event in the Hamptons,” Corcoran broker Rolanda Blue Doolan told The Post.  

      The Ralph Lauren show, which kicked off New York Fashion Week last Thursday, was a star-studded affair attended by some 250 celebrity guests. Everyone from Big Little Lies star Laura Dern to Naomi Watts, Usher, Jude Law, Coleman Domingo, and Anna Wintour was there while supermodels including Naomi Campbell and Christy Turlington-Burns rocked the runway clad in Lauren’s classic and quintessentially American designs.

      The 19-acre horse farm includes a couple of modest residences for caretakers and staff.

      The grounds, however, played a bigger role than just a backdrop for the presentation—which showcased looks from the Ralph Lauren Collection, Purple Label, and Polo Ralph Lauren. The verdant fields of Khalily Stables also set the stage for Lauren’s personal vintage car collection and even hosted an immersive pop-up satellite of the famous Polo Bar in Midtown Manhattan for the after-party. (Yes, Lauren, who owns a home in Montauk, went as far as to recreate the restaurant and even brought along the eatery’s maître d’ Nelly Moudime to handle the A-list guests with kid gloves.) 

      While scenes like this aren’t par for the course, the high-profile fashion extravaganza—and its bucolic venue—will surely go down in history.

      Patrick Swayze’s Former Los Angeles Ranch Hits the Market at $4.5 million

      The year after he was launched into silver screen notoriety in the notable 1983 films “The Outsiders” and “Uncommon Valor,” but still several years before he shimmied and dipped his way to leading man superstardom in “Dirty Dancing,” late actor Patrick Swayze acquired an equestrian ranch on the outskirts of Los Angeles that he named Rancho Bizarro. Swayze, a licensed pilot who died of pancreatic cancer at 57 years old in 2009, raised Arabian horses on the property.

      Newly listed for $4.5 million, the 4.5-acre spread in Sylmar is tucked into the rolling foothills that mark the northern boundary of the sprawling San Fernando Valley. Records show the current owner is an LLC linked to oil heiress (and climate activist) Aileen Getty, who purchased the ranch from Swayze’s widow, Lisa Neimi, in 2015 for $2.9 million.

      The late actor bought the 4.5-acre ranch in 1984 and owned it until the time of his 2009 death.

      At the time the property was last sold, it was in a state of neglect. It has, however, been transformed into a boho-chic equestrian retreat that’s a surprisingly quick commute to many parts of Los Angeles. The multiple structures include an updated three-bedroom ranch house that dates to the 1940s, a guest cottage, and a detached garage.

      The rambling main residence includes a wood-paneled living room with a fireplace and exposed ceiling architecture, while the kitchen is open to a dining room housed in a glass-roofed solarium. A huge room with a vaulted and beamed ceiling is outfitted as a gym. The primary suite, which spills out to a stone terrace, is kitted with a projector that drops from the ceiling at the end of the bed, a spacious bath with a jetted tub, and an expansive walk-in closet and dressing area.

      The equestrian estate includes an 11-stall barn and a lighted riding ring.

      A massive, river-stone-paved motor court stretches out between the main house and the detached garage. And, set away from the main house amid mature trees and surrounded by lawn, the cute-as-a-button guest cottage has a bathroom, fireplace, and bold, jungle-themed wallpaper on the walls and ceiling.

      Equestrian facilities include an 11-stall horse barn with a tack room, laundry room, and a couple of grooming stalls. A clubhouse, which includes a bathroom, is positioned to observe the professionally lighted and mirrored riding arena. There are a couple of resident goats, Cocoa and Caramel, as well as a couple of ducks named Baby and Johnny.
