Ryan Seacrest Spins His California Wine Country Estate on the Market for $22 Million
As he prepares to take the helm of one of the longest-running syndicated game shows in TV history this September, Ryan Seacrest is simultaneously clicking off his final days as owner of a Napa Valley home he’s resided in for almost four years. As first reported by The Wall Street Journal, the picturesque 40-acre spread has just popped up for sale in Napa Valley, about 50 miles northeast of San Francisco, asking $22 million.
“Located in a lovely setting with beautiful, filtered views and privacy, what really stands out is the tranquility of the site,” says Coldwell Banker Brokers of the Valley’s Cyd Greer, who holds the listing. “You are enveloped in this wonderfully diverse natural setting that is so relaxing—almost meditative. All around, you can experience the quiet subtle sounds of nature while being just a few minutes from Meadowood Resort, the Napa Valley Reserve and downtown Saint Helena.”
This serene courtyard serves as a centerpiece of the Tuscan-style main home.

Records show the 49-year-old American Idol and incoming Wheel of Fortune host paid $14 million back in September 2020 for the gated property, which is showcased by an 8,650-square-foot modern Tuscan-style main home boasting three bedrooms and four baths, along with several ancillary buildings—all resting on 40 acres of land offering up vineyard, valley floor, and mountain vistas.
Completed in 2004 by builder James Nolan and architect Howard Backen and extensively remodeled by Seacrest during his tenure in collaboration with architectural designer Silvia Nobili of Nobili Marqués Arquitectura, the primary dwelling comes complete with a mix of antique French limestone and wide-plank oak floors, reclaimed wood-beam ceilings, and custom cabinetry, lighting, doors and windows paired with high-tech security, audio and lighting systems.
The soaring living room features a stone fireplace, a 1980s bar imported from Italy, and sweeping views.

Especially standing out is a fireside great room offering a 1980s Italian dry bar by Willy Rizzo that’s finished in brass and cognac Panama leather and pocketing doors spilling out to a side terrace and a screened-in porch. A formal dining room connects to the gourmet kitchen, which sports an eat-in island, top-tier appliances, a wood-burning fireplace outfitted with a rotisserie and a pizza oven, and an adjoining breakfast room.
Other highlights include a posh primary suite with an office, a luxe bath, and a private terrace, as well as a library gallery, a TV room, a wine cellar, an exercise space, and a garden prep room; and outdoors, the olive tree-laced grounds host a spacious courtyard for entertaining, a bocce court, and a heated infinity-edge pool and spa flanked by a 900-square-foot pool house equipped with a wet bar and a full bath. There’s also a 1,200-square-foot Napa-style guest cottage with two en-suite bedrooms and a kitchen, plus a detached three-car garage.
