in LuxuryBillionaire collector Bill Koch is parting ways with a piece of Cape Cod history.
His 7.5-acre waterfront estate in Osterville’s gated Oyster Harbors enclave just hit the market for $23.85 million with Joanna Dresser and Kelly Crosby of LandVest | Christie’s International Real Estate—and it comes with some serious provenance. Before Koch bought the property in 2013 for $19.5 million, it belonged to banking heir Paul Mellon and his wife, Rachel “Bunny” Mellon, the influential horticulturist who designed the White House Rose Garden. The Mellons hosted everyone from movie stars to world leaders here, including their close friends John and Jackie Kennedy.
The main house, built in 1954, clocks in at 7,300 square feet with eight bedrooms and plenty of breezy, understated style. Think wide-plank floors, original fireplaces, and views of either the gardens or the sea from just about every room. There are also two two-bedroom guest cottages, a former art studio-turned-private suite, a greenhouse, and a beach house that’s barely changed since the Kennedys came by for cocktails.

Outside, Bunny’s signature is everywhere. She spent years shaping the gardens—layering native plantings, specimen trees, and orchards into a landscape that feels effortless and relaxed. And in classic Mellon fashion, when the property lacked natural dunes, the couple simply brought in 2,000 tons of sand to build their own 20-foot privacy berm.
“It is important to me to preserve the home the way I remembered it when I used to visit Paul and Bunny, and maintain their influence and style over the estate,” Koch said in a statement.

The property includes over 500 feet of waterfront, a deepwater dock, and access to a small private island that now serves as a bird sanctuary. Koch has used the home as guest overflow in recent years and occasionally rented it out for $25,000 a week, The New York Post reported.
The listing comes as Koch trims down his Cape portfolio. He’s also asking $10.5 million for a nearby 1.75-acre parcel and previously listed another piece of the former Mellon spread for $16 million. Meanwhile, his real estate holdings still include a ranch in Colorado, a Palm Beach compound, and a $125 million estate outside Aspen. And if this sale wasn’t enough, Koch just offloaded nearly 8,000 bottles from his famed wine cellar in a record-breaking auction at Christie’s. The three-day sale brought in $28.8 million.

in LuxurySylvester Stallone is the talk of the town after pissing off his Palm Beach neighbors. The 78-year-old actor decamped from Hollywood to South Florida almost five years ago, snapping up a $35 million mansion with a private dock on the Intracoastal Waterway. The on-screen tough-guy recently ruffled more than a few feathers after it was revealed he wanted to install a sea barrier around his palatial estate to prevent seaweed and other debris from washing up on the private beach in his backyard, Bloomberg reported.
“It’s unbelievable to me that you can have your house, your things, your boat—the place that’s your sanctuary—and you can have some guy sit there for 10 months and do his laundry in front of me and there’s nothing you can do about it,” he pleaded to the Palm Beach Town council. In addition, Stallone mentioned in the application that he wanted to protect his residence from garbage that often gets dropped into the water. According to the news site, Stallone even raised the issue with incoming president Donald Trump, whose Mar-a-Lago property is about eight miles down the road.
Stallone ponied up $35 million for the waterfront estate that includes a private stretch of sugary sand.

The plan would require him to lease a chunk of underwater land from the state where the barrier would be built, rising 18 inches out of the water. However, Stallone’s lawyer stepped in during the proceedings and declared that the proposal has been officially withdrawn after council members and local residents voiced their concerns about the actor’s infringement on public waterways. “It’s tough being so famous, and we have lots of celebrities and important people who live here, but you’re the only Rocky and Rambo, so it’s tough. I think we simply must object to this particular one,” said council president Bobbie Lindsay.
Stallone acquired the 13,000-square-foot lakefront compound back in December of 2020. Altogether, the sprawling estate has seven bedrooms and 10 bathrooms, plus a gym, a library, a swimming pool, and a family room with a wet bar, Realtor.com reported.
In February, the Italian Stallion declared that he would be leaving California permanently to live full-time in the Sunshine State. Indeed, he’d already sold his Golden State home in the celeb-packed Los Angeles suburb of Hidden Hills to musician John Fogerty in October 2023 for $17 million. Celebrity pedigree aside, what made headlines is the fact that the former Creedence Clearwater Revival frontman flipped the residence six months later with a $4.3 million bump in the asking price. The year before, Stallone sold his longtime home in the ritzy Beverly Park enclave for $58 million to Adele, who has since ripped most of the house down to make way for an all-new custom home. And, earlier this month, the Tulsa King star splashed out $25 million—in cash!—for a recently rebuilt and glamorously apointed home in East Hampton for his three daughters, Sophia, Sistine, and Scarlet.

in LuxuryNow that Bret Baier has upgraded into a new $37 million mansion in the Sunshine State’s affluent Palm Beach community, the chief political anchor of Fox News Channel, and anchor and executive producer of the network’s Special Report program, has decided to put his residence the upper northwest section of Washington, D.C., back on the market, as was first reported by The Wall Street Journal.
The asking price is a speck under $32 million—or $32.5 million more than the Baier and his longtime wife Amy forked over for the 1.5-acre property a little more than five years ago, back in September 2018, before they spent a reported three years and $25 million to completely rebuild every inch of the existing premises in collaboration with developer Michael Banks and architect David Jones.
Should the house go for anywhere near the hefty list price, it would set a record for the city, topping the sale of a circa-1810 mansion that traded for $24.5 million back in 2007.
The limestone-clad mansion is fronted by a cobblestone motorcourt boasting a central fountain.

Completed in April 2022, and Inspired by France’s Hotel Chateau du Grand-Lucé, the stately limestone and mansard-roof structure features five bedrooms and nine baths spread across 16,250 square feet of Thomas Pheasant-designed living space.

A gourmet kitchen is outfitted with an eat-in island, top-tier Miele, Wolf, and Sub-Zero appliances, and an adjoining breakfast nook that connects to a glass-lined family room.
Upstairs, an opulent master retreat hosts a fireplace, sitting area, an expansive balcony, and dual walk-in closets and luxe baths. There’s also a whole-home 72-kilowatt generator, as well as eight geothermal wells providing 20 tons of cooling capacity.
Per WSJ, Baier visited Florida frequently during Covid and decided to move there full-time this past summer. He will continue to commute weekly to Washington, where he hosts his live shows, and look for a smaller place there. Baier—whose net worth is estimated at $72 million—also happens to own a second home in Palm Beach that he paid fashion designer Tommy Hilfiger $12 million for in 2022, according to the South Florida Business Journal.

Kraft recently dropped a whopping $23.7 million on an oceanfront condo in South Florida, making it the priciest pad to ever sell in the ritzy island enclave, according to the Wall Street Journal. For context, that’s about $3 million less than the original asking price when it was first listed in September. The swanky seaside digs span roughly 5,000 square feet and comprise four bedrooms, five-and-a-half baths, plus a 1,300-square-foot wraparound terrace.

Prior to Kraft acquiring the abode, the apartment belonged to oil tycoon Erving Wolf and his wife, Joyce. The couple bought the condo back in 2000 for a modest $6 million, one of only a few penthouses sited directly on the beach. Before Erving passed away in 2018, and Joyce in 2022, they tapped their daughter-in-law, renowned American architect and sculptor Maya Lin, to renovate the home. Lin, whose best known for designing Washington’s Vietnam Veterans Memorial, gave the residence a modern and contemporary refresh. Most notably, she added natural wood, stone and limestone to mirror the color of the ocean.

Originally listed in May for $22.9 million, the home was built by the Shapiro Pertnoy Company with interior design by Caroline Rafferty. The casually elegant villa has a relaxed coastal feel about it with a light color scheme and a buttery, stone-accented exterior. With the right updates, and given its impressive dimensions and supreme location, it’s not inconceivable the estate could follow the pattern of sky-high priced sales in the blazing hot Palm Beach market over the past year. These include the Kennedy family’s former compound, which sold for a staggering $70 million, and two estates on the famed Billionaire’s Row, located near Donald Trump’s Mar-a-Lago, that each sold for over $100 million.

Bon Jovi has been a prolific collector of expensive homes for years, but his foray into house-flipping is a fairly recent development. He still owns a four-bedroom and 4.5 bathroom condo in New York City’s West Village that he paid almost $19 million for in 2017, as well as an East Hampton mansion he picked up back in 2004 for $7.6 million.
