HGTV’s Jasmine Roth Puts Bespoke Beach House in SoCal Up for Sale at $6.5 Million

If you’re a fan of HGTV’s Hidden Potential and Help! I Wrecked My House, then this particular listing is sure to grab your attention. Owned by none other than Jasmine Roth—the California-based designer and builder behind both shows—the charming abode is now on the market in the Orange County city of Huntington Beach, complete with one-of-a-kind interiors and a roof deck.

The 39-year-old Virginia native, who transforms cookie-cutter houses into custom dream homes and helps do-it-yourselfers with failed home-improvement projects, is asking a tad under $6.5 million for the so-called Roth Homestead, which she and her husband Brett purchased for $700,000 back in May 2016. Kevin Via of Compass holds the listing.

Roth’s custom SoCal home rests in downtown Huntington Beach.

    Michael Radford

Sited just blocks away from the beach in the popular Lake Park neighborhood, the brown wood-sided and white-accented structure was built from the ground up over three years by Roth in her signature “California casual” style. Completed in 2020, the dwelling features five bedrooms and six baths in a little more than 4,550 square feet of living space boasting a mix of porcelain tile and hand-brushed, matte-oiled engineered hardwood floors, along with a Savant Smart Home System controlled with a phone app, three HVAC zones, and a monitored security system.

Nestled amid a fenced and gated parcel of land spanning less than a quarter-acre, the two-story home is accessed by a walkway that empties out at double wood doors that open to the front entrace. Once inside, a hallway flows to an office space with a full bath on one side and a formal dining room warmed by a fireplace on the other.

Fun personal touches include a pet cubby/reading nook beneath the staircase.

    Michael Radford

The dining room connects via a wine fridge-equipped butler’s pantry to the “entertainer’s” kitchen, which has an expansive eat-in island topped with leather-finish black granite, open shelving, light oak cabinetry, custom Viking appliances, and a breakfast nook. An adjacent fireside living room sports a built-in reading nook and a pet cubby tucked beneath the curving staircase, along with pocketing glass doors spilling out to a covered terrace outfitted with three TVs and a built-in Lynx barbecue.

Elsewhere on the main level is a bonus room that flaunts a wet bar and a “secret” bookcase that opens to reveal a speakeasy-style lounge with banquette seating; and upstairs, four bedrooms include a serene primary suite resting beneath a vaulted ceiling and flaunting a decorative fireplace, a walk-in closet, and a marble-clad bath spotlighted by dual vanities, a glass-encased shower, and a vintage black and gold clawfoot soaking tub.

The hedge-lined backyard holds a pool, a hot tub, and a spiral staircase leading up to a roof deck.

    Michael Radford

There are three additional bedrooms and two more baths, along with a TV-viewing area and a laundry room on the second floor. Rounding it all out is a backyard pool and cedar-barrel hot tub, plus a roof deck hosting a firepit and “the only five-and-a-half-car garage in downtown Huntington Beach.”

Roth, who has a 4-year-old daughter and is expecting her second child later this year, is selling because she and her family are moving to Park City, Utah. “Putting the Roth Homestead up for sale is bittersweet,” she says. “It took me three years to build, and it’s been a place we’ve called home for over four years. Hazel was 3 months old when we moved in. I’ve filmed countless scenes of my HGTV series here, and we have so many amazing memories that we’re forever grateful for! That said, as our family grows, we’re excited for our next chapter in Utah, where we’ll be trading sounds of the ocean and sand for our snowboards and hiking trails.”

A Famed Disney Imagineer’s Former SoCal Retreat Can Be Yours for $3 million

A little more than eight years after he passed away from age-related causes at age 91, the onetime Ventura County residence of acclaimed artist and production illustrator Frank Armitage has popped up on the market for the first time in half a century, asking a smidge less than $3 million. Resting at 1807 Ladera Road in Ojai, the 10-acre spread comes complete with picturesque views overlooking the entire Ojai Valley and the Topatopa Mountains beyond.

Custom-built for Armitage and his then-partner Jill Penkhus in the early 1970s—and subsequently inherited by Penkhus, an artist who died in 2016—the green wood-sided structure is now owned by her husband, songwriter Jerry Millstein, and offers two bedrooms and three bathrooms in roughly 2,000 square feet of split-level living space boasting abundant windows throughout. A striking sculpture crafted by Armitage himself also comes with the sale.

A centaur sculpture completed by Armitage is prominently displayed in the living room.

    Mark Corcoran/Upmarket Media

Depicting himself as a mythological Greek half-man, half-human centaur strumming a guitar and his former partner as a beautiful nude on his back, the sculpture holds court in the living room, which also contains a retro wood-burning fireplace with a stove pipe chimney stretching to the ceiling and glass and wood-trimmed doors spilling out to an expansive wood deck. An adjacent kitchen outfitted with an eat-in peninsula and a walk-in pantry flows to a dining area, a family room that currently serves as an art studio, and an office nestled alongside the entrance foyer.

Other highlights include a duo of spacious primary bedrooms—one on the main level and another on the floor below, with both featuring their own walk-in closets and baths. And outdoors, the Zen-like grounds are dotted with avocado and orange orchards, along with a host of boulder-lined hiking trails. There are also a pair of cottages on the premises, one of which was built with local river stones and the other a music studio holding a full kitchen and bath. An added bonus? The tasting room at Ojai Olive Oil Company is just steps away!

Frank Armitage at work in his office.

    Courtesy of Disney

Revered as one of the world’s foremost production illustrators, Armitage moved to Los Angeles in 1952 with $84 in his pocket and landed a job at Walt Disney Studios, where he contributed to backgrounds and layouts for features such as Peter Pan, Sleeping Beauty, Mary Poppins, and The Jungle Book. The Australian-born artist also did production illustration for Fox’s Oscar-winning sci-fi classic Fantastic Voyage and created artwork and designs for several Disney theme parks.

The listing is held by Adam McKaig and William Turner of Douglas Elliman.

Actor Nick Zano Is Selling His Secluded SoCal Retreat for $3.25 Million

After almost six years of ownership, which included a couple of brief stints on the rental market, Nick Zano has decided to part ways with his home tucked deep into the unincorporated Monte Nido wilderness between Malibu and Calabasas. The veteran actor—probably best known for his role as Vince in the sitcom What I Like About You—is asking a smidge under $3.3 million for the secluded spread, which he and his long-term fellow acting partner Leah Renee originally acquired for nearly $1.6 million back in summer 2018.

Resting beyond a remote cul-de-sac street and double wood gates, the private residence is sequestered amid park-like grounds dotted with mature oaks and a seasonal creek. Built in the early 1960s and completely remodeled in the years since, the rustic ranch-style house is painted an off-white color with green trim and includes three bedrooms and an equal number of bathrooms in a little more than 2,200 square feet of single-level living space rife with polished concrete floors, vaulted ceilings, casement windows, and designer finishes throughout.

A raised-hearth fireplace serves as a focal point of the spacious living room.

Jason Christopher for Sotheby’s International Realty

A small covered porch leads to the front door, which opens into open-concept interiors highlighted by a living room accented with a white brick fireplace that stretches to the ceiling, plus a bank of French doors spilling out to a deck. An adjacent dining room abuts the skylight-topped kitchen, which is outfitted with teak cabinetry that was reportedly culled from a midcentury-modern Case Study House, marble countertops, a farmhouse sink, and a vintage Tecnogas range.

Barn-style doors in the foyer slide open to reveal a cozy den, while the primary suite has walk-in closets and a bath spotlighted by an eye-catching clawfoot soaking tub. Outdoors, the woodsy lot spans nearly three-quarters of an acre and hosts several spots ideally suited to al fresco lounging and dining, as well as a detached garage that’s been converted into a gym.

A detached garage on the property has been transformed into a fitness space.

Jason Christopher for Sotheby’s International Realty

A New Jersey native, the 46-year-old former MTV host first rose to popularity as Vince on The WB’s What I Like About You alongside Amanda Bynes and Jennie Garth in the 2000s. Zano went on to portray lovable historian-turned-superhero Nate Heywood (“Steel”) on Legends of Tomorrow, and most recently, Chad McKnight on Obliterated; and he’s also appeared in Happy Endings, Two Broke Girls, and The Final Destination.

The listing is held by Tracy Lynn Testin of Sotheby’s International Realty Realty – Malibu Brokerage and Carrie Kasper of Pinnacle Estate Properties.

‘Rustin’ Star Colman Domingo Picks Up a Glassy Ed Niles-Designed Architectural in Malibu

Last summer, a particularly striking Malibu residence crafted by modernist architect Ed Niles popped up for sale in the coastal hills of Ramirez Canyon with a $6.4 million price tag. Now, nine months and a couple of price chops later, that place has officially sold to veteran stage and screen actor Colman Domingo for a discounted $4.4 million.

Nestled atop a 1-acre parcel of land, within an exclusive gated enclave offering tunnel access to Paradise Cove Beach, the property was completed in the early 1970s and has since been remodeled. Connected via a skybridge and staircase are two separate buildings—one the contemporary steel-and-glass main house, and the other holding a bonus room, bathroom and walk-in closet—for a total of four bedrooms and a matching number of baths in a little more than 4,100 square feet.

As for the primary residence, its minimalist interiors are laced throughout with white porcelain floors, high ceilings and vast expanses of glass framing views of the natural surroundings from almost every vantage point. Upon entry, a spacious living room is spotlighted by a wet bar and central floating staircase, while the rear of the house sports a family room, dining area, and sleekly designed kitchen outfitted with custom cabinetry, white quartz countertops, an eat-in island and top-tier Bertazzoni appliances.

Upstairs, a swanky primary bedroom suite boasts a walk-in closet, as well as a spa-like bath equipped with dual vanities, a large marble shower and an oval sunken tub resting atop a wooden platform; and outdoors, the grassy grounds host a pair of patios, the main one warmed by a fire-pit and another connected to the bonus-room structure. There’s also an attached two-car garage, plus additional parking for four more vehicles.

A Philadelphia native, the 54-year-old actor has spent 30-plus years honing his craft for stage and screen. Domingo’s first leading role came as openly gay black Civil Rights leader Bayard Rustin in the George C. Wolfe-directed historical drama Rustin, for which he earned his first Oscar and Golden Globe nods. He’s also appeared in The Color Purple, Selma, Ma Rainey’s Black Bottom, Fear the Walking Dead and Euphoria, the latter of which earned him a 2022 Emmy for “Outstanding Guest Actor in a Drama Series.” He’s got a handful of Tony nominations under his belt to boot.

In addition to his new Malibu home, Domingo and his longtime husband Raúl Domingo also own a Jules Salkin-designed midcentury house in the Southern California town of Downey that they paid just over $1 million for back in late 2018. The revamped digs were subsequently featured in Architectural Digest. More

In San Diego, a Documentary Filmmaker’s Longtime Victorian Beach House Lists at $3.6 Million

Just across the bay from downtown San Diego—on a charming isle best known as the site of the famed Hotel del Coronado—a historic residence long owned by Oscar-winning documentary filmmaker/psychotherapist Ira Wohl has recently come on the market for the first time in almost three decades, asking a smidge over $3.6 million.

Built way back in 1890—and affectionately referred to by locals as the “red Victorian”—the two-story dwelling lies in the desirable Golden Triangle area and is said to be one of the oldest surviving Queen Anne Victorian-style structures on all of Coronado Island. Three bedrooms and two baths can be found in 1,200 square feet of well-preserved and updated living space, all of it boasting vividly hued rooms complemented by fir floors, wide arched doorways, high ceilings, detailed woodwork, and the original doorknobs and double-hung wood windows. There’s an unfinished attic to boot.

Steps lead up to a gated and ornately columned wraparound porch, with the front door opening into an entrance foyer displaying a vintage fireplace, as well as a powder room resting beneath a curving staircase. From there, colorful living and dining rooms flow to a small but modernized kitchen outfitted with newer stainless appliances, and other main-level highlights include a window-lined family room.

Constructed in 1890, the home is one of the oldest surviving Queen Anne Victorian-style structures on Coronado Island.

    John Phillips

Elsewhere is an upstairs primary bedroom featuring a cozy window seat, plus a tiled bath equipped with a pedestal sink, clawfoot soaking tub and separate shower. Outdoors, the private grounds span less than a quarter-acre, and host an al fresco dining patio flanked by a grassy lawn, along with a lounging spot warmed by a stone fireplace.

Probably most recognized as the 1979 recipient of a “Best Documentary Feature” Oscar for his film Best Boy, portraying his intellectually disabled cousin’s journey toward greater independence, Wohl went on to produce the sequels Best Man and Best Sister, as well as People Say I’m Crazy, which tells the story of his own struggle with schizophrenia. He’s also a licensed social worker, and has been active in the Academy of Motion Picture’s documentary division and Coronado Island International Film Festival.

Last sold to Wohl in 1997 for $500,000, and listed by Whitney Benzian of Douglas Elliman, the property falls under the Mills Act, meaning homeowners are eligible for reduced property taxes in exchange for preserving the historic house.

Joe Francis’s Parents Quietly Sell Their Ocean-View Mansion in SoCal for $25 Million

Though it was never officially on the market, a lavish Laguna Beach residence long owned by businessman Raymond Francis and his wife Maria, the parents of Girls Gone Wild founder Joe Francis, has sold to a neighbor for $25 million, a large number for Orange County’s guard-gated Emerald Bay enclave and among the biggest sums ever paid for an Emerald Bay home without direct beach access.

Records show the buyer is veteran mortgage lender/entrepreneur Evan M. Stone—cofounder and CEO of Champions Funding, a provider of non-traditional mortgage financing services—who also purchased a smaller Emerald Bay home last summer, paying $8.5 million. Stone also serves as chairman of Community Savings Bank, as well as a co-owner and partner of Rep 1, a sports agency for pro athletes such as Los Angeles Rams receiver Cooper Kupp and Detroit Lions quarterback Jared Goff that was recently acquired by Excel Sports Management.

The Francises paid $2.2 million for the Emerald Bay property some 27 years ago, back in May 1996, before completely leveling and rebuilding an existing home on the site. Completed in 2007, and resting on a nearly quarter-acre parcel, the resort-like abode features five bedrooms and seven baths spread across almost 7,600 square feet of two-level living space overlooking sweeping views of the Pacific coastline and surrounding bluffs.

Upon entry, a glamorous living room is warmed by a floor-to-ceiling fireplace and crowned with a massive chandelier.

Once inside, the interiors are decked out with high coffered ceilings, bespoke millwork, ornate stair railings, hand-crafted chandeliers and clerestory windows. Posh amenities range from two wood-paneled offices and a wine-tasting chamber, to a seated wet bar, screening room and sauna-equipped gym.

Additional highlights include formal living and dining rooms, plus a gourmet kitchen outfitted with custom cabinetry, stone countertops, a center island, top-tier stainless appliances, a butler’s pantry and an accompanying breakfast nook. There’s also a sumptuous master retreat, which sports a fireplace, sliding glass doors opening to a private ocean-facing patio, a walk-in closet, and spa-inspired bath boasting dual vanities, a dressing area, soaking tub and separate shower.

Several rooms in the house open to terraces offering up picturesque ocean vistas.

Outdoors, the landscaped grounds host numerous terraces adorned with fire features, along with a fountain, built-in barbecue and putting green. Rounding it all out: an attached two-car garage, plus an $8,200 annual HOA fee allowing Emerald Bay residents access to a private beach, junior Olympic-size pool, tennis courts, parks and playgrounds.

The listing was held by Tim Smith of Coldwell Banker Realty; Maura Short and Michelle Cormier of Compass repped the buyer.

NHL Star Anze Kopitar Seeks Record $37 Million for SoCal Compound Fit for a King

Always wanted to live like royalty—specifically, a Slovenia-born hockey player with countless accolades under his puck? Now’s your chance, because the striking Manhattan Beach spread that L.A. Kings veteran Anze Kopitar has called home for the past several years has just popped up for sale, as was first reported by the Daily Breeze.

The asking price is an eye-watering $37 million—or $27 million more than the two-time Stanley cup champ and his wife Ines doled out for a duo of neighboring homes nine years ago, back in November 2014, before they completely rebuilt every inch of the premises in 2018. Should the place go for anywhere near the hefty list price, it would set a record for the coastal city.

An ocean-view living room is warmed by a fireplace.

Kim Pritchard for Vista Sotheby’s International Realty

Resting on a double lot nestled alongside a pedestrian-only street that leads directly to the beach, the property features a multi-level main house and separate guesthouse—for a total of seven bedrooms and 10 baths sprawled across a little more than 7,600 square feet of living space. Notable amenities include an elevator, office, a screening room, gym and climate-controlled wine display.

Especially standing out in the five-bedroom, seven-bath main home is a living room displaying a fireplace, ample built-ins, and doors flowing out to a fireside balcony sporting a pair of swinging sofas. Right around the corner is a gourmet kitchen outfitted with an eat-in island, a La Cornue range, wine cooler, two refrigerators and an adjacent dining area that opens to a partially enclosed balcony with a barbecue station.

The pool and spa can easily be covered to create a courtyard area for entertaining guests.

Kim Pritchard for Vista Sotheby’s International Realty

Elsewhere is a posh master retreat boasting a walk-in closet and an ocean-view balcony, along with a luxe bath adorned with dual vanities, a soaking tub and shower; and outdoors, the grounds host a fully equipped Lynx outdoor kitchen with a pizza oven and two barbecues, along with a swimming pool and spa that can be converted into an al fresco entertaining courtyard with the touch of a button.

Topping it all off is the two-bedroom, two-bath guesthouse, which has its own living area, kitchen and roof deck. There’s also solar panels and Tesla Powerwall-equipped parking space for up to five vehicles.

Weeks After Buying It, a Chicago Investor Is Selling This Never-Lived-in Malibu Mansion for $38 million

In late August, two years after it debuted on the market with a whopping $74.8 million price tag, an extravagant Malibu property widely known as “The Kaizen Home” (kai meaning change and zen meaning good) officially sold via Concierge Auctions for the heavily slashed sum of $26.5 million. Now, less than two months later, the place is already back on the market. This time, the asking price is a smidge under $38 million.

Property records indicate the buyer and speedy seller is longtime Chicago-area investor Matt Coleman, the founder and former owner of The Good Feet store chain, which he sold in 2020 for an undisclosed sum. Coleman also owns several other extravagant homes across the country—a main residence in Wisconsin and several properties in Del Mar, Calif.—including Jenny Craig’s former estate, which he bought in 2019 for $22 million—as well as a vacation spot in Montana’s expensive Big Sky community.

Tucked away behind a gated driveway in the far western reaches of Malibu, across Pacific Coast Highway from County Line Beach in what’s technically considered Ventura County, the modern home was built on spec by Kris Halliday of MKH Developments in 2022. Per The Real Deal, Halliday paid an LLC tied to Bling Empire cast members Christine and Dr. Gabriel Chiu $5.4 million for the then-vacant property in late 2018.

The living area is spotlighted by a massive aquarium housing exotic fish.

    Juwan Li

Spanning two stories, the reinforced concrete, composite wood, travertine and carved stone structure features six bedrooms and 10 baths in 20,000 square feet of feng shui-inspired living space boasting European floor-to-ceiling motorized frameless glass walls providing sweeping ocean views. There’s also hand-carved stone and wood walls, as well as living green walls, plus a 2,000-gallon exotic aquarium and 20,000-gallon koi pond.

Among the main-level highlights: a striking courtyard entryway that opens into a double-height foyer topped by a 30-foot-wide skylight. An expansive, glass-lined living space sports a linear fireplace, seated wet bar and temperature-controlled wine cellar, while a formal dining room seats up to 14, and a kitchen outfitted with a pair of waterfall-edge marble eat-in islands and stainless appliances links to a “hidden” ancillary kitchen.

The relaxing backyard holds a lengthy infinity pool armed with a spa, Baja shelf and sunken fire-pit lounge.

    Juwan Li

Upstairs, two primary bedroom suites come complete with private balconies, walk-in closets, and spa-like baths equipped with bespoke tubs and stone-clad showers. Elsewhere in the house is an office, a gym, multi-purpose recreation room and Dolby Atmos movie theater; and outdoors, the resort-inspired backyard is laced with Zen-style gardens and water features, and hosts a kitchen and an al fresco dining setup, along with a grassy lawn flanked by a 95-foot tiled infinity pool with a spa, Baja shelf and sunken fire-pit lounge. Rounding it all out: two four-car garages equipped with electric car-charging stations.

The listing was jointly held by Aaron Kirman and Daniel Milstein of AKG | Christie’s International Real Estate, and Rayni Williams, Branden Williams and Tony Barsocchini of The Beverly Hills Estates; the home is currently being offered by Estel Hilton and Rayni Williams of The Beverly Hills Estates.
